Free Professional Home Staging Service for Clients
As your listing agent, I want your house to sell for the greatest amount possible in the least amount of time. If you have read my blog posts, you know that I believe strongly that home staging is critical to achieving this goal. The way we live in our homes and the way we need to present our homes for a successful sale are different. In today’s competitive and technologically savvy market, properly preparing and showcasing your property is crucial to your selling success. According to the Real Estate Staging Association’s 2009 Survey, homes that were staged before listing sold on average in only 39 days. Un-staged homes that were then staged and relisted spent 78% less time on the market than their competitors that remained un-staged. And research shows that staged homes yield a higher price, often 6% to 10% more.
To educate myself about the process of preparing a home for sale, I have read books about home staging, followed the latest trends online, and watched more than my fill of HGTV. I can, and do, tell my clients to remove clutter and depersonalize. I can even suggest that they might consider taking down that hideous wallpaper in the master bedroom. But a good home stager does more than that. Way more. A good home stager will tell you how to relocate furniture to make a room seem larger. She will tactfully suggest the most inexpensive ways to make older kitchens or bathrooms look new and fresh. She will tell you if your artwork is hung too high or too low or if your wall colors are outdated.
Because I want to provide my clients with the highest level of service possible and help them maximize their homes’ potential, I have decided to reimburse each of my sellers for a Stage to Sell! Strategy Session with local home staging expert, Mary Fasnacht (HSE, RESA-PRO) of Feels Like Home Interiors. I reviewed the work of several home stagers and found Mary’s staging suggestions to be the most valuable, clear, and doable. She has a wonderful eye and is great to work with. As part of your strategy session, Mary will tour your entire home with you, offering specific and cost effective suggestions so you can best prepare and showcase your house to appeal to buyers. She will provide a room by room analysis of what items need to be packed away, where you could do some extra cleaning, and what might meed a more modern touch. To set your home apart from all the others on the market, she will recommend ideal furniture arrangement, accessory and artwork placement, and proper lighting, that will best highlight your home in person and in those crucial pictures on the Internet. By the end of the Stage to Sell! Strategy Session, you will have a detailed action plan of how to make your house the “stand out” and “move-in ready” property all buyers want.
I am pleased to be able to offer this important service to my clients. For more information about Feels Like Home Interiors’ Stage to Sell! Services and examples of Mary’s work, you can visit her website at www.feelslikehomeinteriors.com.
